Building Condition Assessment
An assessment providing the Client with a “health report” for each element within a property by reviewing the property’s common areas, building envelope, elements and M&E systems. The building condition and health report is based on specific objectives, and subject to the Client’s requirements. Typically, this comprises the main system’s lifecycle, priorities on repairs, replacement & refurbishment as well as proposed improvements and best practices according to international standards.

Design For Management
Real estate development has grown extensively in terms of design and technology to meet market preferences and demands. Whilst some designs are specifically built to serve the built-functionality, often more than not a number of developments are built with design and technology to “wow” the prospects.
KFPM will provide our comments during the design stage as early design delivery decisions has a great impact on the long-term efficiency and effectiveness of the development and its delivery processes in terms of good property management over the life cycle of the development.
Maintenance Charges
Every property has a cost to maintain it to a good standard commensurate with the class of the property.
Knight Frank will review the maintenance and management of the property including reasonable costs for preventive maintenance, day to day maintenance, repair of the fabric, plant, equipment and materials necessary for the operations of the properties. The income (where applicable) and expense components will be identified and quantified. Knight Frank will also make a general assessment on the position and profile of the property by incorporating the level of services required vis-à-vis its maintenance cost.
